Current Owner Searches

Search of open mort­gages, judg­ments, all liens, financ­ing state­ments against real estate, tax­es and assess­ment infor­ma­tion from the cur­rent deed for­ward. We include copies of deeds, per­ti­nent copies of the open mort­gages as well as lien and judg­ment copies or dock­ets based on the state and coun­ty of the property.

Two Owner Searches

The search that pro­vides the cur­rent vest­ing deed and all deeds lead­ing back to the pri­or own­er’s war­ran­ty deed. We include per­ti­nent copies of any open mort­gages and assign­ments against any own­ers found, any judg­ments and liens against those own­ers, and also tax assess­ment and cur­rent tax infor­ma­tion includ­ing any delinquencies.

Full Searches

The search that pro­vides the cur­rent vest­ing deed and all pri­or deeds lead­ing back 60 years or a deed out of a devel­op­er. We include per­ti­nent copies of any open mort­gages and assign­ments against own­ers who had the own­er­ship of the prop­er­ty in the past 60 years, any judg­ments and liens against those own­ers and also tax assess­ment and cur­rent tax infor­ma­tion includ­ing any delinquencies.

Bring down / Update Reports

An exten­sion of a title search to ver­i­fy that no liens have been filed against the prop­er­ty between the time of the orig­i­nal title search and the record­ing of the deed or mortgage.

Tax Search

This search deter­mines the present sta­tus of the real estate tax­es against the prop­er­ty. The tax search will reveal whether the tax­es are cur­rent or past due and unpaid from pre­vi­ous years. This will also deter­mine if there are any spe­cial assess­ments against the land and if these are paid or past due.
